Every parcel here carries its own individual title. The typical plot is 50 × 100 ft (0.0447 ha, an eighth of an acre): room for a house, a compound and a wall. Sizes across the scheme run from 0.03 to 0.12 ha, with a few larger blocks, and the internal access roads are surveyed at 9, 10 and 12 metres wide, so your plot stays reachable and your boundary stays where the surveyor fixed it.

Every plot is either Available, Reserved or Sold, and the masterplan legend shows most of the scheme already sold or reserved. If the plot you want is still marked Available, say so now: a reservation is free, in writing, and holds it for 14 days while your advocate works. Every parcel is priced on its own merits: size, road frontage and position in the masterplan. A corner plot on the corridor is not a mid-block plot, and we will not pretend one figure covers both. Ask about the plot you want and you have its price within one working day, in writing, inside its full Plot Pack: the same figure whoever asks. Everything else is already published: exact sizes, road widths, the documents you will see, and the closing costs to budget for.

The subdivision between Sabaki Bridge and Mambrui is complete: internal roads surveyed at 9, 10 and 12 metres, parcels marked on the ground, neighbours already building. You choose a position on a plan that exists.

The typical plot is 50 × 100 ft, an eighth of an acre: space for a four-bedroom house, a yard and a wall. Larger and smaller parcels sit across the plan; ask for what fits your build.

Malindi 15 minutes down the tarmac

The airport, hospitals, markets and restaurants of Malindi are 15 minutes away, and the drive is tarmac all the way. Land a flight, buy your materials, see a doctor, and be back at your plot before lunch.

03 · Location

Sabaki to Mambrui: the corridor everyone crosses

Drive north out of Malindi and you are there in 15 minutes: tarmac the whole way up the Malindi–Lamu road, across Sabaki Bridge, and the scheme opens up between the bridge and Mambrui town. This is the only all-season crossing of the River Sabaki, so every vehicle heading north from Malindi passes this corridor. The road here is the 60-metre Malindi–Lamu corridor, and the scheme also touches the Malindi–Marafa tarmac. From your plot, the River Sabaki estuary and the dunes and beach at Mambrui are a short drive; Majenjeni Primary and Secondary Schools are in the neighbourhood; and Malindi, with its airport, hospitals and markets, is the same 15 minutes back. Main-road frontage

The scheme fronts the 60 m Malindi–Lamu tarmac and also touches the Malindi–Marafa tarmac. Two paved roads, one address.

How buying works: five steps, papers at every one

Enquire

Tell us which plot interests you. Within one working day you receive the Plot Pack: a masterplan extract with your parcel highlighted, the deed plan reference, a watermarked title copy, and the price.

Site visit & beacon pointing-out

A licensed surveyor meets you at the plot, by appointment, and walks you beacon to beacon against the survey plan. Buying from abroad? The same walk happens on a scheduled video call, and we send you the recording.

Due-diligence pack

Before any deposit: a fresh official search (30 days old or less), rates position, the mutation records tracing your plot to the mother title, and a written cost picture: stamp duty (typically 2% outside town boundaries, assessed by the government valuer), legal and registry fees. Budget roughly 3–6% on top of the price.

Agreement & payment

Your advocate (or ours, but yours is welcome) drafts the sale agreement naming your exact parcel and title number. Payment terms and method are set out in the agreement, and payment is always made against the signed agreement.

Transfer & handover

We obtain Land Control Board consent where required, lodge the transfer, and walk with you to the registry until your new title issues. Then we hand over a letter with your plot coordinates. Nothing transfers until the registry says it has transferred. Allow 4–8 weeks for simple transfers, 8–20 weeks where board consent applies.

A copy of the individual title deed for your exact plot, so you or your advocate can run an independent search at the land registry.

A fresh official search

Dated within the last 30 days, showing the registered owner and a clean encumbrance record. We encourage you to repeat it yourself.

The survey record

The deed plan / Registry Index Map extract for your plot, matched to the masterplan of the full scheme.

The beacons, on the ground

A licensed ISK surveyor points out each beacon against the survey plan. A missing beacon is re-established before completion, at our cost.

The subdivision provenance

Registered mutation records showing exactly how your plot was created from the mother title. No plot numbers that exist only on a marketing map.

Land Control Board consent

Where the law requires Land Control Board consent, the transfer includes it. The application fee is normally the buyer's cost, and your purchase is not legally complete without the consent.

A written cost picture

Expected stamp duty, registry and legal fees, and the timeline stage by stage, in writing before you commit.

Your own advocate, always

We recommend you appoint one, and we supply every document their checklist asks for.

Nothing transfers until the registry says it has transferred. We walk with you to the registry until it does.

Common questions

How do I know these plots are genuine? +

You verify them yourself; the process is built for it. At enquiry you receive the title copy and the deed plan. With those, you or your advocate can run an official search at the land registry for about 500 shillings, under your own details, the normal way in Kenya. A licensed ISK surveyor then shows you the beacons on the ground against the survey plan, and no money moves before you have seen the papers. Walterland is a licensed surveying firm working in Malindi since 1994.

I live abroad. Can I buy without travelling to Kenya? +

Yes, and you will not buy blind. The Plot Pack reaches you by email or WhatsApp, then a surveyor stands on your plot on a scheduled video call in your evening and walks it beacon to beacon while you watch. The recording is yours to keep and replay. Your advocate in Kenya handles the search, agreement and registration exactly as for a local buyer, and payment follows the signed agreement.

Do you offer instalment plans? +

We keep payment simple and safe: terms are agreed per plot, in writing, under an advocate-drafted sale agreement that names your parcel and title number. Title passes on full payment. We do not run instalment marketing schemes, and we never take deposits before you have seen the title and a fresh search.

What documents will I get, and when? +

At enquiry: masterplan extract, deed plan reference, watermarked title copy. Before deposit: a fresh search (≤30 days), rates position, mutation records and a written cost picture. At completion: the registered transfer, all consents and clearances, and the surveyor's beacon note. After registration: your new title, and a handover letter with the plot coordinates. We also keep your file. Any boundary question years from now comes back to the firm that surveyed the scheme.

How far are the plots from the beach and from Malindi town? +

Fifteen minutes of tarmac, door to door. Malindi town is a 15-minute drive south; the Mambrui dunes and Indian Ocean beach, and the River Sabaki estuary, are a short drive the other way. The plots front the Malindi–Lamu corridor itself, so from Malindi airport to your boundary the access is tarmac all the way.

Why are there no prices on this page? +

Because no two parcels are worth the same. Plots differ by size (0.03–0.12 ha), road frontage and position in the masterplan, so each is priced on its own merits from a fixed internal price sheet: the same figure whoever asks. Enquire about any plot and you have its price within one working day, alongside every document you need to judge it. We publish everything except the number: sizes, roads, process and costs.
